Notice of Trustee Sale
After those 90 days expires, and only after those 90 days expires, can they move to the second phase which is when they set an auction date for your property. If you're still in default after the 90 days, then they are going to issue a Notice of Trustee Sale, just like they did with the Notice of default. They will post it on your door and send you many copies. And on that notice, there will be a specific day, time and location of the sale of your property. And typically speaking, the rule of thumb in our experience, is about 30 days after those 90 days expires. CC2924(a)(3)
That's your time frame. So, if you want to sort of give yourself an estimate as to the actual window of time that you will have, you take the Notice of Default date that we just talked about and add 90 days. Then 30 days after that, more or less, is when you should expect some kind of auction date.
